Before the walkthrough
These can usually be answered on a first phone conversation.
- Do you work in Cherry Hills Village and surrounding Arapahoe County communities, and how far away are you based?
- What mold remediation training do the technicians on my job hold, such as IICRC certification, and can I see it?
- Do you carry general liability insurance that covers mold work, and will you send a certificate?
- Will you inspect to find the moisture source, or only remove visible growth?
- Are you willing to work alongside an independent assessor if I hire one for testing?
- Do you subcontract any part of the work, such as demolition or rebuild?
Answers that reassure, and answers that worry
Good signs
- Takes moisture readings and explains what is wetting the area
- Describes containment specific to your house, including HVAC returns
- Offers a written scope with room-by-room detail
- Explains how scope changes will be shown to you before more is removed
- Comfortable with independent post-remediation testing
Warning signs
- Quotes a price from photos alone for a hidden or large problem
- Relies on fogging or spraying instead of removing contaminated material
- Pressures you to sign the same day because the mold is dangerous
- Offers to test and then remediate whatever the test finds, with no independent check
- Is vague about who will actually be in the house
At the walkthrough
- Where do your readings show moisture, and where do they show dry?
- How large will the containment be, and where will the entry and debris route go?
- Which HVAC systems will be shut down, and how will returns be sealed?
- What materials will be removed, and which will be cleaned in place?
- How will you protect floors, stairs and finishes along the route to the exterior?
- Who is responsible for rebuilding after remediation, and is that in this estimate?
- How will you coordinate access if a property manager or house staff is letting you in?
Common questions
- Why does it matter that Colorado does not license mold remediators?
- Without a state license, there is no state check of training or practices before someone advertises mold removal. That puts the burden on the homeowner to ask about training, insurance, references and how the work will be contained and documented.
- Should I ask for references?
- Yes, ideally from jobs of similar size and type, such as a finished basement or a large multi-system home. Ask the references whether the scope changed, how changes were communicated and whether the problem returned.
